TITLE: Property agents in Singapore go up to 35K in January 2024

The recent news that the number of property agents has increased from 30,000 to 35,000 does it really bothers me? Do we really need that many property agents in a small country like Singapore?

As you can see, 35,000 agents for a country like Singapore is a lot. However, how many are actually active? As an 80/20 rule, it is likely only 20% are active and performing.

According to URA, 18,510 units were transacted in 2023. If we divide this by 30,000 agents for example, then we get less than 1 unit per agent. In reality not all agents close a deal. Some of our peers didn’t perform anything in the year 2023! Others are either part timers or simply just park their license in a company to ensure it stays “live” so when they want to continue, they can practice. 

There is also this trend of new younger people that come into the market who are more IT savvy. The reality here is they don’t really threaten the old timers because the latter are more seasoned players with existing databases & strategies.

Our point here is more agents does not actually mean less business for agents. More agents literally mean you must do more to stand out from the crowd.
